NOT ALL RENTALS HAVE THE SAME QUALIFICATIONS

Please read each property description. 

Standard Qualifications for approval

  • 3x1 Income Ratio (3 month minimum) 
  • No Evictions (5 Years)
  • No Collections from previous Rental or Utility 
  • Credit Score of 600+
  • Clear Criminal History
  • Satisfactory ?Landlord Reference

If Qualifications are not met a conditional lease may be offered at the Landlord's discretion. 

Snyder and Snyder Criminal History Policy Rev 6.24
Any applicant shall be denied tenancy if the applicant, or a member of the applicant’s family who will be residing at the premises, has the following criminal history within 5 years of the date of the application.

Four (4) or more misdemeanor convictions
Two (2) or more F5 convictions
Any F1, F2, or F3 convictions
Any conviction of murder
Any pending criminal charge involving a weapon
Any pending charge involving an F1, F2, or F3 offense

Any applicant shall be denied tenancy if the applicant, or a member of the applicant’s family who will be residing at the premises, has the following criminal history within no limitation on age of conviction.
Any pending criminal charge or conviction involving a sexual offense, including but not limited to, domestic violence, rape, battery, gross sexual imposition, or human trafficking.
Murder or other violent offenses.
Please note that each owner-client of Snyder and Snyder reserves the right to make any tenancy decisions based on criminal history. The Power of Ownership supersedes the Power of Management. Approval of tenancy by the owner is that in conflict with the management policies
above must be provided to management in writing
